Once the original boathouse and store for historic Kingsburgh House, the building has been sensitively restored into an intimate hideaway for two.
Expect rugged stone walls, warming interiors, Atlantic air and extraordinary stillness, all just moments from the private rocky shoreline. Whether watching sea eagles overhead, sharing whisky beside the fire, enjoying the views from the bathtub with a champagne, or taking in sunsets across Loch Snizort, every detail invites you to slow down and reconnect with Skye's wild beauty.

Adore Scotland manages bookings on behalf of the Property Owner. The property owner provides the accommodation.
-Booking Requirements-
One member of the booking party must be over 25 years. We require names and ages of all guests, as well as proof of address and ID of the lead guest. This is required within 2 days of booking.
We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.
This property is protected by Truvi, the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space.
Please note that once you have booked, you will be contacted by Truvi directly to verify yourself and process a £350 deposit or £24.5 damage waiver. The damage deposit pre-authorisation will incur a £7 fee. This Truvi verification must be completed two weeks prior to check-in.

Super King Size Bed
Set across two beautifully restored storeys, Kingsburgh Boathouse is designed for slow, restorative stays by the sea. Downstairs, the open-plan kitchen, dining and living space centres around a Scandinavian wood-burning stove set within the original stonework, with expansive windows framing the Cuillin ridge and surrounding shoreline. Upstairs, the vaulted bedroom beneath a cathedral-style timber ceiling offers a super-king bed, a quiet seating area and uninterrupted loch views that shift with the light from dawn to dusk.
Reached by a private track and surrounded by open croftland, Kingsburgh Boathouse sits right at the water’s edge with uninterrupted views across the loch towards the Cuillins and the distant Outer Isles. The restored stone exterior feels entirely at home within the rugged landscape, while the terrace and shoreline create an ever-changing backdrop of tides, wildlife and Hebridean skies. Seals, otters and seabirds are regular visitors, adding to the sense of peaceful seclusion that defines this remarkable setting.
The property is not suitable for people with limited mobility. The bedroom and bathroom are on the top floor, accessible via stairs only.

Kingsburgh is a small crofting township located in the northerly Trotternish peninsula of Skye about 8 miles north of Portree.
Kingsburgh Boathouse is a half mile down a private road from the main A87 which leads to Uig from Portree. The last 400 yards to the boathouse are down a bumpy track which isn't suitable for very low vehicles. The surrounding land is used for agriculture so please don't be too surprised if you see cows and or sheep on the track.
Most guests arrive from the south and the usual route is via Fort William. I encourage friends and guests to try to schedule arriving to Skye by ferry – ‘over the sea’, though not quite in the direction that Prince Charlie took in 1746! The easy ferry crossing is from Mallaig – a 30 minute crossing, and then a 75 minute drive from Armadale on Skye to Kingsburgh.

For the adventurous, the little community ferry from Glenelg to Kylerhea is an option, though it does involve a single-track road for about 8 miles, once on Skye. Home-bound visitors tend to travel away by the more functional bridge to Kyle of Lochalsh.
From Edinburgh, the usual route is via the A9 as far as Dalwhinnie and then through ‘Monarch of the Glen’ country to Spean Bridge, Invergarry and the Skye Bridge – although a ferry option is easy to build into that journey too. The Kingsburgh Boathouse is 1 hour’s drive from the Skye Bridge.

Local Hire Companies
Morar Motors (Portree): This is your closest and most convenient option, located just 15 minutes south of Kingsburgh. They are a long-standing local garage and rental service.
Pro: They are the only major rental provider right in Portree.
Skye Car Hire (Kyle of Lochalsh): Based at the "gateway" to the island near the Skye Bridge.
Delivery Service: One of their best features is that they can often deliver the car to you or meet you at the Armadale Ferry Terminal (if you are arriving from Mallaig).
DriveSkye (Armadale): A family-run business based in the south of the island. Great if you are arriving via the ferry, but it is about a 1-hour drive from their office to the Boathouse.
Essential 2026 Car Hire Tips
The "Single Track" Factor: If you aren't used to narrow roads, consider hiring a smaller or medium-sized car. Large SUVs can be stressful to manoeuvre in the "Passing Places" on the road to Kingsburgh.
Insurance: Ensure your hire includes "Collision Damage Waiver" (CDW). Given the gravel roads and occasional wandering sheep on Skye, the peace of mind is worth it!
For coffee, there is a Bialetti stovetop espresso pot as well as a cafetière provided.

We had one of the best weeks break ever. It was breathtaking from the minute we arrived until the last minute we left. Tranquil, quiet, superbly positioned on the loch, beautifully appointed with magnificent views from every window. We did not want to leave this wonderful place and can only thank the owner for letting us share this little piece of paradise on Skye.

We loved everything about our stay at the boathouse! It looks small but it's quite roomy inside, especially the second floor bedroom and bathroom. The view from every window was beautiful! Our favorite part was having a fire in the fireplace after a long day of adventuring. And a bottle of wine waiting for us upon arrival was an extra-special touch!

This was a truly amazing stay, a really beautiful and special space. We especially enjoyed the fireplace and the bath tub, and it was nice to be away from the road for quiet and privacy. The road down to the boathouse is a little rough, so bring a high clearance vehicle if possible.

The house is amazing and certainly the best rental property we have stayed in.
The weather was not great during our stay on Skye but the house was so cosy and comfortable, we really didn’t mind.
The bedroom and bathroom are absolute show stoppers!
Such a comfortable bed! The bathroom is huge and the shower lovely and warm - just what we needed after a day in the wind and rain.
The views out of the windows were stunning and it was such a pleasure just to sit and watch the water.
The whole house is decorated beautifully and every need well catered for.

We absolutely loved our time at the Boathouse….to the point of almost barricading ourselves in and refusing to leave! The setting is breathtaking….and surely one of the most picturesque to be found anywhere in Scotland. The house itself was stylish, spacious and offered everything you would wish for…including the largest bathroom we’ve ever seen! The underfloor heating was delightful and the location was great, allowing us to explore the north of the island with ease. We hope to come back in the summer and bring the canoe.

This is a special place, a sanctuary away from the world, didn't want to leave. Weather wasn't great but it's so cosy in the boathouse it's a joy to stay inside if you have to! My favourite part of the day was waking up, drinking my tea in bed looking at the view through the bedroom window.

The Kingsburgh Boathouse is truly wonderful as a holiday house. Apart from the wonderful location, we loved the house, its history, the facilities (such as dishwasher and washing machine, which makes it easier to travel with lighter luggage), the easy, efficient and friendly contact with the owners, who responded quickly to any communication.
Concerning cleanliness, we only found that the bathroom sink in the bathroom was blocked when we arrived, which was resolved (literally) with a little bit of deblocking liquid that we found under the kitchen sink, but we would have preferred not to use the (probably harmful) liquid in the environment. Everything else was clean; we only noticed some slightly greasy kitchen cupboard doors. The kitchen was otherwise lovely and very convenient, as well as all other parts of the house, especially - of course - the bathroom and the bath with the wonderful view! Although we don't live nearby, we will definitely try to come back! Best of luck and thank you!

Outstanding in every respect: location, quality of accommodation/furnishings, standard of presentation. An idyllic place to stay with stunning views; I especially enjoyed watching the sun set over the Western Isles while soaking in the bath! So tranquil: in calm weather, the only sounds are the gentle slapping of waves, birdsong, and baaing of sheep. Blissfully relaxing.

Just wow! What an amazing four night stay we had at the Boathouse!
The house is very secluded but still close enough to everything Skye has to offer (including the shops in Portree) and we made the most amazing memories! However, we would have been happy to spend our days looking out through the windows at the most wonderful scenery you could imagine.
The Boathouse has everything you need with impressive attention to detail and the bed is the most comfortable bed you will ever sleep in!!
This property is absolutely magical and we can’t wait to return (hopefully for longer next time).

Kingsburgh Boathouse was perfect in everyday for our stay. Due to an unforeseen medical accident in the Azores little did we know what a wonderful place to recover this would be. Healing both physically and mentally. The peaceful location was exactly what we needed. The house is fully outfitted with all you can think you would need and more. The kitchen is fully stocked w/all a person would need. All high end from pots and pans to linens. The heated slate floors felt amazing. The owner is a wonderful hostess. We had a ferry cancelation due to weather and it was no problem to rent the house for 3 extra nights. It bought us peace of mind. We will be back.

We don’t really want to recommend as we want to keep it to ourselves!! It’s a perfect get away - fabulous views, comfortable accommodation which is finished to an extremely high standard. We loved it and will be back!

We enjoyed a wonderful long weekend at the Kingsburgh Boathouse. The location is stunning on the shore of Loch Snizort. We watched the sun rise from the bedroom and saw seals in the Loch most mornings. The cottage is incredibly well appointed and feels very cosy. The owner was extremely helpful and accommodating. We'd definitely stay again.

What a treat to stay at the Kingsburgh boathouse. The location is great. Off the beaten path but centrally located to all the attractions of the island. The house is beautifully decorated and every window has a postcard view. We very much enjoyed our stay.

This was our 4th trip to the Boathouse but the first under the relatively new ownership. The property still has the fully equipped kitchen, heated floors and towel rack and the best location on Skye! What is there not to like?

A minor point for future improvement would be to have an induction hob rather than halogen, also the hob and bathroom extractors need a little attention but still 5 for facilities.

The only thing that bothered us: the roof window in the shower has no curtain, you can look in there from the other house. Apart from that everything was perfect!

The Boathouse is perched on a loch with beautiful views in all directions. The inside is very comfortable, with views from all windows so beautiful you think it’s a painting instead of a window. The upstairs suite is so inviting, including a soaking tub with a window that looks out on the loch. The sunsets are endless and ever changing. The owners are nearby if you have questions or need anything. It was a spectacular setting and a memorable week for us!

We had such a lovely friendly welcome from the whole family and the communication prior and during our stay was perfect. Great advice and recommendations too. The house was incredible with everything we needed for our stay and every aspect gave the most wonderful views that quite literally changed as you watched it - from wildlife visiting the shore to indescribable sunsets over the loch looking out to Lewis. A wonderful retreat not to be missed.

The boathouse is a great base to explore Skye. Or just lookout of the the many windows at the views. We saw an Otter everyday and a seal and many many birds. On a clear day we could see the Cullins on one side and the outter Hebridies on the other with the most amazing sunset.

Kingsburgh Boathouse is a wonderful space to stay. Perched on the edge of a loch with spectacular views to the Cuillins in the south-west and north up Loch Snizort and the open sea, it sits in a perfect location. The accommodation is beautifully appointed with big windows to the views and all the amenities that you'd expect of a five star self-catering cottage. It's a perfect place to escape from the world in comfort and enjoy the peace.

This was the holiday house of a lifetime. A beautiful conversion of an old building, comprehensively and tastefully equipped, with uninterrupted views across the loch, to the Cuillin Mountains, and North to the sea and the Outer Hebrides. Only 15m drive to Portree and all mod cons including vast range of restaurants etc. For those who like sunsets, sheep, scenery and sumptuous solitude it wouldn't be possible to do better.

The location and cottage were stunning. We had great weather so amazing sunsets and bird watching. The boathouse itself was spotless and had all the amenities we needed for our stay on Skye. The owner was so pleasant to work with and followed up to any of our questions.
